The rules are not to be considered as restrictive but necessary to aid in the cooperative need for us to live together in a friendly and cordial manor.

Mostly, common sense will dictate what is and what is not appropriate.

Please consider your neighbor when a question comes to mind on any activity.

Trash

    1. Household trash and refuse is to be deposited INSIDE the large trash bins, anyone observed placing trash in ANY other area will be fined. Please be courteous and place trash INSIDE the dumpsters. If dumpster is full do not place garbage in or around dumpster area please utilize other dumpsters on site.
    2. Fire place ashes are to be placed in the ash cans by the dumpsters.
    3. No furniture is allowed in or around dumpsters. Violators will be fined.
    4. Absolutely no construction waste in dumpsters. Please inform your contractors they must haul off all left over materials. The landfill will not take ANY TYPE of building/remodeling materials. Owners will pay for dumpster to be hauled to appointed landfill if this occurs.

Decks, Patios & Carports

    1. Patios, decks, balconies and carports are a “limited common element,” the Association has the right to limit what can be done with these areas. NO STORAGE OF ANY KIND IS ALLOWED. Nothing shall be attached to the exterior of the buildings including thermometers birdfeeders, chimes or banners.
    2. The only items allowed on decks, patios & balconies are out door patio furniture, PROPANE BARBECUES (all charcoal barbecues or similar charcoal devices will be removed without notice for insurance purposes), cut fire wood (neatly stacked) and bikes. All items must be kept in a neat and orderly fashion.
    3. No clothing, towels, rugs, shades, signs or awnings shall be on any exposed area of the patios, decks or carports. Any inside blinds, drapes or other window coverings MUST SHOW AS BEIGE OR WHITE FROM THE OUTSIDE. No gas line or vent of any kind shall be attached to the outside of any building without prior written management approval. Any improvement done without management approval will be removed at owners’ expense.
    4. No loud noise or music that disturbs the “quiet enjoyment” of residents at any time. Strictly enforced after 10:00 PM.
    5. No trash to be left any where on the exterior of the units garbage bags included.
    6. Any item including bikes, toys, tools etc. left on any sidewalk, lawn, parking lot or other common areas will be disposed of without notice.

Insurance

    1. Anything to the contrary notwithstanding, the insurance coverage of a Unit Owner or resident shall be primary and the insurance of the Association shall be secondary for losses that emanate from within their unit, or from items that are their responsibility to repair and replace.
    2. All unit owners shall have a minimum COVERAGE A BUILDING for $10,000 their individual unit owner policies.
    3. If a unit owner fails to maintain insurance, unit owner will still be responsible for the first $10,000 on any claim arising from losses which emanate from within their unit or from items that are their responsibility to repair or replace.
    4. The management Committee shall have the right to adjust claims intended to be filed on the Association's insurance policy by unit owners or residents, particularly if the damage, loss or claim is caused by negligence of the Claimant, or if the claimant failed to purchase adequate individual insurance coverage. The right to adjust claims includes but is not limited to the right to reasonably refuse to submit a unit owner or resident’s claim to the Associations’ Insurance carrier.
    5. All windows, screens, doors, plumbing valves, heating devices(fireplaces & dampers) that are used exclusively by any unit owner shall be the owners responsibility to maintain and repair. Replacement of windows, screens and doors must conform to the style of existing, doors, screens and windows. All storm/screen door installations must have prior management approval.
