Annual Meeting: The annual homeowners’ budget meeting will be held on Saturday, November 15, 2003, at the Red Pine clubhouse at 10:00 am. The 2004 budgets will be presented. Please call us with your questions and concerns prior to the meeting so we can limit our meeting to one hour or less. See enclosed is the agenda.
Reminders…

CLUBHOUSE HOURS: The clubhouse has closed for the summer season on September 6, 2003, and will re-open on Thanksgiving Day. The winter hours of operation are 3:00 p.m. to 10:00 p.m. daily until we close again on the third Saturday in April. Passes are required for entry to the clubhouse. Homeowners must be current on their dues or they will not be issued a pass and their guests will also be denied entry into the clubhouse.

FROZEN PIPES: All heat should be set to at least 55 degrees throughout the winter or you or your pipes are at risk of freezing.

NOTICE FROM QUESTAR GAS: Recent changes made by Questar require a “green sticker-orifice change” on your gas furnace and/or gas water heaters (Alpine gas fireplaces not affected). Questions??? Contact Questar directly at 435-649-0670.

INFO REGARDING GAS FIREPLACES: Because of the work required in the chimneys (limited common areas), Alpine Gas Fireplaces is the ONLY approved contractor for gas fireplace installations. They can be reached at 800-748-4150.

SMOKE DETECTORS: It is the owners’ responsibility to check smoke detectors to make sure they are working properly!! See enclosed publication from the Summit County Fire Marshall for information on smoke detectors.

PARKING REGULATIONS: There is a limit of two cars per unit. Parking is strictly enforced. Vehicles must be moved every 24 hours in all areas during storms. All vehicles violating the house rules are subject to towing.

KEY BOXES: There are still several units that have key boxes that do not conform to the style approved by the Trustees. The approved key box device hangs from the door knob only and is not attached to the building. It is the Supra C p/n 43363-02A (black) and can be purchased at Park City Lock for $45.00, this model is the ONLY approved style of key box. Key boxes attached to the buildings will be removed.

GARBAGE DISPOSALS: Disposals are the major cause of drain back ups. Owners will be charged for clogged drains resulting from disposals that are not functioning properly or due to poor maintenance. All back ups should be reported to management.

KEYS: All homeowners are required to furnish the Association Management with keys for emergencies. Managers will not be responsible for obtaining keys from your rental management company. Each owner is personally responsible for providing a clearly marked key to management. Please mark and tag keys clearly with your name and unit number. Keys received without tags that can not be identified have been disposed of by management.

TRASH: All trash deposited in the dumpster's must be in sealed bags. This helps reduce litter and rodents on the property.

NOISE VIOLATIONS: If you should experience noise after 10:00 p.m. the Summit County Sheriffs Office should be contacted at 435-615-3600 for noise enforcement. They have recommended that under no circumstances should owners or guests attempt to enforce after hours noise problems. In addition the Association should be contacted at 435-645-8300 so managers can follow up with appropriate parties. Please include suspected unit number if possible.
