Red Pine Homeowner’s Fall Meeting

  1. Welcome - Alan Johnson-Property Manager
    • Introduction of Phase Presidents
    • Introduction of Owners
  2. Review of 2007 Budget Performance - Rec Center
    Question posed: Why the over $14,000 variance on pool and spa maintenance?
    Answer: We had to completely change the gas lines, 10 gas valve regulators, 5 boilers, 3 filters, 4 pumps and new censors and manifolds.
  3. Present 2008 Operations Budget
    The comment was made that owners would like to vote on any future assessments.  Overview on needed projects and work to be completed within the next 5-10 years.
  4. Items of Review:
    • Clubhouse winter hours are noon to 10:00 pm. We have new permanent passes to be signed out at the clubhouse desk. Please pick these up before the new year.
    • Maintenance/Repair request. Please send via email or fill out form in clubhouse.
    • Remodel Procedures. Please contact Alan Johnson with your plans, and contractors name. You must make sure contractors are licensed and insured and that Summitt County building permits are secured for all work.
    • Introduce shuttle bus plan provided by City/County & RVMA. This ski season there will be no shuttle stop at the Red Pine Clubhouse. Skiers can either catch the shuttle up to The Canyons across the street or at 7/11 or take the cabriolet. We are hoping that when the construction is complete, there will be a stop at the top of Red Pine. This is all wait and see.
    • Waste Removal frequency will go from 2 times per week to 3 times per week from mid December to mid March. This should improve the unacceptable situation last year. It is vital owners inform contractors that these dumpsters can not accept construction or building materials. If they do, they will not be picked up as they go to different landfills. The owners will be fined and pay for the dumpster to go to the appropriate landfill. We have looked into recycling. It is very expensive and would mean building new receptacles.
