Red Pine Annual Election Meeting: Here is a list of this year's elected Red Pine Trustees. Thank you to the former trustees, Dave Nicks, Linda Norton and Gary Blockowski for all their time and work. Please remember to contact Summit Property Services regarding the day to day business at Red Pine. Because the trustees donate their time we advise that you contact them in writing regarding issues that do not relate to the daily operations at Red Pine. For the protection of our community, our management committee has adopted two new rules: Fire Extinguishers and Fireplace cleaning
Mad Hatter Professional Chimney Sweep 435 649-7129 Keys: Although Management possesses keys that work for several units it is imperative to have updated keys/combinations from ALL Redpine owners. The CC&Rs state, "All Unit Owners shall furnish the Committee {Management} with all keys necessary to gain access to their respective Units and shall be liable for any and all damage resulting from their failure to do so." Keys held by the Management are for emergency purposes only and the Committee has prohibited Management from giving out keys for any other purpose. Thank you to everyone who has already provided us with keys and/or lock combinations. Plans for the Canyons Ski Resort: Tim Vetter, Real Estate Manager for The Canyons Ski Resort spoke to the Red Pine Homeowners Association at their Community Meeting on April 22, 2006. Enclosed is a summary of his report. Special thanks to Judy Brophy for taking the time to take notes and create this summary. Budget Committee: If you have any suggestions regarding the 2007 budgets, please direct all requests for budget items to your phase president. All requests must be in writing and received no later than August 15, 2006. If you have any interest in serving on the committee please contact your Phase President. Clubhouse & Pools/Spa: The pools are open daily throughout the summer from 10:00 a.m. to 9:00 p.m. Remember the adult swim is daily from 10:00 am to 11:00 am. Children under 16 years old are not allowed in the clubhouse area at this time. If you are not current in paying homeowners dues, passes will not be issued for your unit. The maximum numbers of guests permitted into the clubhouse and pool area are as follows: 1 bedroom-6guests, 2bedroom-8guests, and townhouses-10guests. Due to the increased usage of our amenities this rule is strictly enforced. New Outside Hot Tub: The new exterior hot tub began construction on Tuesday May 30th. We apologize for the inconvenience this has caused, including the closing of the lower pool area. Because of construction complications the completion of the project will be delayed. Please check with the clubhouse to keep updated about the completion dates. Important Notice about Decks: Please remember management will check the decks continually during the summer. The four items allowed on decks are: firewood stacked neatly, propane barbecues (charcoal BBQs are prohibited and will be removed without notice), outdoor furniture and bikes. Any items left in the common areas will be removed by management. Nothing shall be attached to the buildings including bird feeders and thermometers. Please inform your guests and tenants that towels and laundry are not allowed on the railings and clothes lines are not allowed. Failure to abide by the house rules will result in fines to homeowners. The house rules can be reviewed on our website at redpinehoa.com. Parking: Boats, trailers and recreational vehicles are prohibited in all parking areas at Red Pine. To avoid problems please inform your guests prior to their arrival. Please remember all vehicles must be moved every 48 hours and have current registration. Violators are subject to fines. Garbage: Please don't discard any furniture, BBQs or large unwanted items next to the dumpsters. People, generally, don't want these items and it becomes an expense to the HOA to dispose of them. Email Addresses: We are always searching for more efficient ways of communication between all home owners, trustees and management. Thank you to everyone who has already sent us their email addresses. Email is much more cost effective and a lot quicker than snail mail. If you have an email address please forward it to our office - emillersps@yahoo.com. Board Meetings: All Redpine homeowners are invited to attend the monthly board meetings. The meetings are generally held the 3rd Monday of each month at 6:00 pm at the clubhouse. If management has your email, you will be notified of the upcoming meetings. Another reason for sending us your email! Complaint Form: Please use the new complaint form for all concerns or complaints, whether it is with rental companies, project grounds, parking, pets, club house rules, construction issues or any rules and procedures. The forms are available at the front desk in the Clubhouse. Summit Property Services and the board are to review all complaint forms. Please take the time to let your voice or be heard. We are interested in what you have to say!
