Summit Property Services - HOA Management: As most of you know, in the fall of 2005 the Red Pine HOA selected Summit Property Service as the new HOA management team. Mark and Eve Miller (owners) are excited to partner with your community to enhance the project. We will provide rapid response to any issues and assist in developing a long term maintenance/financial plan while attempting to keep costs down. Clubhouse & Pools will close: Remember to inform your quests that the clubhouse will close on Saturday, April 16, 2006 and will re-open on Memorial Day Weekend (Saturday). The new exterior hot tub is scheduled to begin in late April 2006. Keys: Owners are personally responsible for providing a clearly marked key or lock combination to management. Keys held by the Association are for emergency purposes only and the Trustees have prohibited management from giving out keys for any other purpose. Smoke detectors: It is owners' responsibility to check smoke detectors to make sure they are working properly. Smoke detectors save lives!! Newsletters, House Rules, CC & R's and the approved screen doors and power bolt keyless door entry are all approved on this site. Important Notice: Many homeowners have made improvements or remodeled unit that may be in violation of the Red Pine Codes Covenants and Restrictions as well as the Summit County building codes and requirements. The CC & R's state that "a unit owner shall not make or permit to be made any structural alteration, in or to the unit or to the exterior of the buildings, and shall not paint or decorate any portion of the exterior of the unit or the buildings in which the unit is located." Changes of this nature shall occur ONLY with the prior written permission of the management committee. Any alternation to the unit that requires the services of a licensed contractor shall be provided to the Architectural Committee for approval prior to the commencement of any work.
