Dear Red Pine Homeowners, It has come to the attention of the Red Pine Trustees and Architectural Committee that there has been unauthorized improvements made to the units at Red Pine. C & H Management Services has been directed to monitor all improvements and remodeling projects. Homeowners must obtain the proper permitting and are required to use licensed contractors when applicable. It is the responsibility of each homeowner to become familiar with the Summit County Building Codes. Management is required to enforce the rules and regulations set forth in the CC&R’s (Covenants, Codes & Restrictions) and by the Red Pine Architectural Committee. Homeowners’ must meet the requirements of both Summit County and the Red Pine Homeowners Association. The CC & R’s state that “a Unit owner shall not make or permit to be made any structural alteration, in or to the Unit or to the exterior of the buildings, and shall not paint or decorate any portion of the exterior of the Unit or of the buildings in which the building is located.” Changes of this nature shall occur ONLY with the prior written permission of the management committee and must follow the guidelines as stated below. The Architectural Committee must approve any and all alterations to the units. In order to gain approval from the Architectural Committee owners must submit the following PRIOR to the commencement if any work:

may be in violation of the Summit County Codes. Unit owners who have made modifications without prior approval may be required to return the property to the original floor plan and/or are subject to fines.
