Meeting: The annual Homeowners' election meeting will be held on Saturday, April 16, 2005, 10:00 a.m. at the Red Pine Clubhouse Please read the enclosed Agenda and letter.

Clubhouse & Pools will close: Remember to inform your guests that the clubhouse amenities will close on Saturday, April 16, 2005, and will re-open on Memorial Day Weekend (Saturday).

Keys: Owners are personally responsible for providing a clearly marked key to management. Keys received without tags that can not be identified have been disposed of by management. Keys held by the Association are for emergency purposes only and the Trustees have prohibited management from giving out keys for any other purpose.

Alpine Gas Fireplaces: The architectural committee strongly recommends that owners convert wood burning fireplaces to gas for safety purposes. Alpine Gas Fireplaces are the ONLY approved contractors for gas fireplace installations. They also perform regular maintenance on the fireplaces and can be reached at 800-748-4150. Ask Alpine about the tax credit available to owners who install the gas fireplaces.

Smoke detectors: It is the owners' responsibility to check smoke detectors to make sure they are working properly. Smoke detectors save lives!!

Delinquent Dues: The Red Pine Trustees has directed Management to strictly enforce the policy on delinquent dues. Upon any owner becoming delinquent more than 90 days, Managers have been instructed to forward the information directly to the Associations Attorney and a lien will be filed. This policy will be enforced without exception. A $500 lien fee shall be charged to the owners account in addition to the outstanding dues. Please pay promptly!

Important Notice: Many homeowners have made improvements or remodeled units that may be in violation of the Red Pine Codes Covenants and Restrictions as well as the Summit County building codes and requirements. The CC & R's state that “a Unit owner shall not make or permit to be made any structural alteration, in or to the Unit or to the exterior of the buildings, and shall not paint or decorate any portion of the exterior of the Unit or of the buildings in which the building is located.” Changes of this nature shall occur ONLY with the prior written permission of the management committee. Any alteration to the unit that requires the services of a licensed contractor shall provide to the Architectural committee for approval prior to the commencement of any work.

  1. A copy of the plans.
  2. Information on licensed contractor performing services.
  3. When required a copy of the Permit.

Unit owners who have made modifications that encroach in any way into the common areas or limited common areas may be required to return the property to the original floor plan and are subject to fines.If you have further questions regarding these actions please contact Red Pine Management at 435-645-8300.
