ANNUAL MEETING: The annual budget meeting was held on November 20. The new budget committee did a great job helping with the budget process. More than 15 meetings were attended by the Committee preparing the 10 year projections and 2005 budgets. If you would like to obtain copies of the budgets and/or minutes please give us a call at 435-645-8300. The annual elections meeting will be held as always on the third Saturday in April. Agendas and proxies will be sent out in advance.

CHRISTMAS DECORATIONS: All Christmas decorations must be removed from the limited common areas (decks) by January 15, 2005. Owners will be charged for damages to buildings for improper installation of any lights or decorations. Please review the house rules at redpinehoa.com Please remember trees are not allowed in the dumpster as they are a fire hazard. Take your tree to the recycling center in Park City. BUS SERVICE HAS BEEN SUSPENDED

PROTOCOL: If you have first contacted managers and feel you have issues that have not been resolved, please direct your concern in writing to your phase President with a copy to C & H Management Services. Do not call our Directors unless you have followed these guidelines....they donate their time to Red Pine. All homeowners are sent a list of Board Members in May of each year (a updated list has been included in this newsletter).

SMOKE ALARMS: Please take the time to be sure your smoke alarm is working, batteries should be routinely changed. Living in a community this size requires everyone to be responsible. Smoke detectors save lives!

HEAT AND FROZEN PIPES: All heat should be left on at all times and set to at least 55 degrees. Owners need to be aware that any article placed too close to the baseboard electric heaters for an extended period is a potential fire hazard.

PARKING REGULATIONS: There is a limit of two cars per unit. Parking is strictly enforced. Vehicles must be moved every 24 hours in all areas during storms and every 48 hours at all other times of the year. All vehicles violating the house rules are subject to fines and towing.

KEYS: Owners are personally responsible for providing a clearly marked key to management. Keys received without tags that can not be identified are thrown away. In the event a unit needs to be accessed by management and a working key is not available a lock smith will be called. Owners will be charged for the services and fined $100.00.

NOISE VIOLATIONS: If you should experience noise after 10:00 p.m., the Summit County Sheriffs Office should be contacted at 435-615-3600 for noise enforcement. They have recommended that under no circumstances should owners or guests attempt to enforce after hours noise problems. In addition, the Association should be IMMEDIATELY be contacted at 435-645-8300 so managers can follow up with appropriate parties. Please include suspected unit number if possible.
