Annual Meeting: The annual Homeowners’ election meeting will be held on Saturday, April 17, 2004, 10:00 a.m. at the Red Pine Clubhouse. Officers will be elected. If you are interested in participating on the Board and unable to attend, please write a letter and it will be presented at the meeting. Enclosed is a list of the current members and a proxy which should be signed and faxed back to 435-649-6063 or sent to: Red Pine Homeowners’ Association P.O. Box 680526, Park City, Utah 84068. All proxies must be received 2 days prior to meeting. We encourage all interested owners to get involved.

Phase I Vote: Enclosed is a “ballot by mail” for Chalet owners in buildings A-J ONLY. Owners are encouraged to respond and return the ballot in the enclosed envelope.

Front Desk: With the recent bankruptcy of our front desk contractors, High Mountain Properties, the Association is currently staffing the front desk until such time that another contactor can be hired. The employees have been retained to monitor the pool facilities only. Owners requiring check ins may use the only approved key box device that hangs from the front door knob. It is the Supra C p/n 43363-02A (black) and can be purchased at Park City Lock for $45.00. Homeowners will be notified when a new company has been selected.

Clubhouse & Pools will close: Remember to inform your guests that the clubhouse amenities will close on Saturday, April 17, 2004, and will re-open on Memorial Day Weekend (Saturday).

Pass Covers & Pool Passes: New passes will be issued on Memorial day and will include 2 new pass covers (2 per unit). If you are with a management company passes will be issued to them for your guests. Passes must be in the covers when presented at the clubhouse. This system assists in helping the staff to detect unauthorized users. Owners requiring replacements will be charged $6.

Keys: Owners are personally responsible for providing a clearly marked key to management. Keys received without tags that can not be identified have been disposed of by management. Keys held by the Association are for emergency purposes only and the Trustees have prohibited management from giving out keys for any other purpose.

Alpine Gas Fireplaces: The architectural committee strongly recommends that owners convert wood burning fireplaces to gas for safety purposes. Alpine Gas Fireplaces are the ONLY approved contractors for gas fireplace installations. They also perform regular maintenance on the fireplaces and can be reached at 800-748-4150. Ask Alpine about the tax credit available to owners who install the gas fireplaces.

Notice from Questar Gas: Recent changes made by Questar require a “green sticker-orifice change” on your gas furnace and/or gas water heaters in the Town Houses. Alpine gas fireplaces not affected by these changes. Questions??? Contact Questar directly at 435-649-0670.

Smoke detectors: It is the owners’ responsibility to check smoke detectors to make sure they are working properly. Smoke detectors save lives!!

Architectural Committee: Any modification to the building exteriors or limited common areas are subject to fines and strict enforcement. This includes front doors, screens and decks. All window coverings must be beige, white or natural wood tones. Please refer to the house rules at Redpinehoa.com

Important Reminder-Second Notice: Homeowners are responsible to be sure the plumbing in unit interiors is in good repair. 25% of our annual budget is paid to water and sewer!! On April 15-30, 2004, Management will conduct an inspection of all units. Repairs will be made to any plumbing fixture that is noted to be wasting water. Owners will be billed for any required repairs. Homeowners are encouraged to check their plumbing in advance and make repairs as necessary.
