ANNUAL MEETING: The annual budget meeting presenting the 2004 budgets was held on November 15, 2003.  The Red Pine Trustees are taking a very active role in assisting Management with owner requests and have established two committees to help make this happen. The two committees are the Architectural Committee and Budget Committee. The Architectural  will help facilitate  improvements  to the common areas and improvements to individual units (requested by homeowners) that may affect the common areas.  The Budget Committee will assist in prioritizing these improvements as well as to help establish the long term financial needs of the Association.  Homeowners are encouraged to contact these committees with questions and concerns.  Enclosed are the goals that have been established by each committee. Homeowners are to make suggestions direct to the committees by way of written correspondence. A BIG thank you to all of the individuals who are pitching in to help make Red Pine a better community!

FRONT ENTRY PROJECT:   New heated walkways with accented colored concrete,  landscaping, lighting and signs are close to completion in the clubhouse entry area.  A picture will be placed on the HOA web site when the project is finished  at redpinehoa.com

BUS SERVICE AT RED PINE: Enclosed is a copy of the letter from Park City Transit outlining the Bus Service for Red Pine to the Canyons Resort. Questions regarding this service  should be directed to Eric Nesset at  Park City Public Works and can be reached at 435-615-5356 or enesset@parkcity.org.  Transit schedules will be available at the clubhouse on December 15, 2003.

Reminders…

INSURANCE: The house rules require that all homeowners have insurance that covers the unit interiors and state a MINIMUM of $10,000 in coverage is required.  Each owner is advised to be sure their property is adequately insured.  The house rules can be reviewed on the web site www. redpinehoa.com\

PETS:  Pets are not allowed at Red Pine.  If you observe any pets on the property please contact management at 435-645-8300 so  the appropriate action can to taken to fine the offending parties.

CLUBHOUSE HOURS: The clubhouse opened for the season on Thanksgiving Day. The winter hours of operation are  3:00 p.m. to 10:00 p.m. daily. Passes are required for entry to the clubhouse.  Homeowners must be current  on their dues  or they will not be issued a pass and their guests will also be denied entry into the clubhouse.

HEAT AND FROZEN PIPES:  All heat should be left on at all times and set to at least 55 degrees.  Owners need to be aware that any article placed too close to the baseboard electric heaters for an extended period is a potential fire hazard.   

INFO REGARDING GAS FIREPLACESBecause of the work required in the  chimneys (limited common areas),  Alpine Gas Fireplaces is the ONLY approved contractor for gas fireplace installations. They also perform regular maintenance on the fireplaces and can be reached at 800-748-4150.

PARKING REGULATIONS: There is a limit of two cars per unit. Parking is strictly enforced. Vehicles must be moved every 24 hours in all areas during storms. All vehicles violating the house rules are subject to towing.

KEYS:  Owners are personally responsible for providing a clearly marked key to management.  Keys received without tags that can not be identified have been disposed of by management.  A lock smith will be called in the event a unit needs to be accessed by management and a working key is not available.  Owners will be charged for the lock smith and fined $100.

WATER: Homeowners are responsible to be sure the plumbing in unit interiors is in good repair. 25% of our annual budget is paid to water and sewer!! On April 15, 2004, Management will conduct an inspection of all units.  Repairs will be made  to any plumbing fixture that  is noted to be wasting water, owners will be billed for any required repairs.

NOISE VIOLATIONS: If you should experience noise after 10:00 p.m. the Summit County Sheriffs Office should be contacted at 435-615-3600 for noise enforcement.  They have recommended that under no circumstances should owners or guests attempt to enforce after hours noise problems. In addition the Association  should be contacted at 435-645-8300 so managers can follow up with appropriate parties.  Please include suspected unit number if possible.
